During: Deconstruction and framing
We transformed an outdoor, occasionally used canvas‑roofed area into a versatile dining space and private hire function room, suitable for themed events. The upgrade included durable flooring, improved lighting and heating, weatherproofing and acoustic improvements to create a comfortable, year‑round environment, while retaining flexibility for dining layouts and events. The result is a stylish, practical space that enhances the venue’s offering and increases revenue potential.
During: Insulation & plasterboard
This was a project we undertook to convert the existing garage into a new, modern kitchen area, replacing the cramped galley layout to create a spacious, open-plan cooking and dining space that better suits contemporary family living.
This complete kitchen and tiling installation was delivered by EBM Property Developments following structural alterations.
The clients selected fully integrated appliances tailored to their lifestyle, which we carefully fitted, calibrated and tested to ensure seamless operation and a sleek, cohesive finish throughout the space.
Our scope covered the full kitchen installation and all carpentry throughout the property, including bespoke joinery, door adjustments, skirting and finishing trims, all carried out with attention to detail to blend the new elements with existing finishes and maintain a consistent aesthetic.
Tiling was installed by EBM Property Developments to a high standard, with close attention to alignment, consistent grout joints and appropriate waterproofing where required. Providing a durable, attractive result that complements and enhances the new open-plan layout.
The clients have since requested EBM Property Developments to assist with a new property renovation project, which is due to start shortly.
The client required a new dressing room featuring a bespoke wardrobe designed to maximise available storage space. To support this installation, EBM Property Developments constructed a new insulated partition wall to precise structural specifications, ensuring the necessary support for a full-height, floor-to-ceiling wardrobe system.Each unit was individually crafted in accordance with the client’s and designer’s requirements, with the upper storage sections precisely cut to follow the pitch of the ceiling. Once the lower units had been securely installed, a supporting framework was formed to complete the upper storage area, incorporating two principal doors to accommodate larger items. The main wardrobe units were fitted with door-activated lighting and finished internally with shelving and hanging rails to provide both practicality and a high-quality finish. A double-section piano hinge was also installed within one section, allowing both units to be accessed with ease while preserving the available dressing room space.
The works comprised the construction of two meeting rooms, carefully formed to integrate seamlessly with the existing partitioning arrangement and interior finishes. Each room was fitted with perimeter trunking incorporating both mains power and data services. Access was provided via 30-minute fire-rated doors, each complete with full-height vision panels glazed in toughened safety glass, together with pull handles, push plates, and fire-rated self-closing devices. In addition, each meeting room was fitted with a glazed window incorporating toughened safety glass and a Venetian blind, selected to match the existing installation. Wall finishes were completed in Muraspec wallcovering, colour matched to the existing décor and finished with appropriate edge trims. Skirting was installed in a laminated, colour-matched finish to maintain continuity with the surrounding areas.

Ceiling insulation installed to improve thermal performance and reduce heat loss.
New flooring laid, levelled and finished to specification.
Fire-resistant plasterboard fixed to ceilings to enhance fire protection.
Smoke alarms installed/connected as part of the ceiling works to meet safety requirements.
All works carried out to current building regulations and standard health & safety practices.
All walls received new plasterboard with a full plaster finish and have been prepared to a decorator’s standard, with joints taped and filled, surfaces sanded smooth and carefully inspected to ensure an even, clean substrate that is ready for immediate decoration.
We worked closely with the family to plan the precise arrangement of base and wall units to suit their daily routines, carefully designing storage and work surfaces to maximise usable space and improve food-preparation areas. Deep drawers, integrated organisers and bespoke shelving keep essentials within easy reach, while coordinated finishes, thoughtful sightlines and considered lighting ensure the new kitchen flows seamlessly into the existing house, enhancing circulation and natural light. The result is a highly functional, individually tailored kitchen that complements the home’s character and reliably meets the family’s specific needs.
